Executive Summary

A new approach to pet-centered commercial development.
Image

Tail & Trail Commons™ is a conceptual pet-centered lifestyle development bringing complementary care, hospitality, recreation, retail and community uses together within one walkable destination.

The current Community Commons prototype is envisioned across approximately 6.1 acres, with three buildings totaling up to approximately 66,000 square feet at full buildout. The model is organized around a central Village Green, dedicated pet recreation areas and a complementary mix of businesses designed to create reasons to visit throughout the week.

Rather than requiring the entire development to be delivered at once, Tail & Trail Commons is designed to grow in performance-driven phases—establishing the destination and its core site framework first, then advancing future buildings as leasing, market demand and project economics support additional development.

The Concept

More reasons to return.
Tail & Trail Commons is not a collection of separate pet businesses. It is a carefully connected destination where every visit can lead naturally to the next.
Everyday pet needs, together Veterinary care, boarding, daycare, grooming, training, specialty retail, cat-focused experiences, adoption partnerships and community programming.
A place people stay Dog parks, outdoor seating, pedestrian paths, community events, food trucks and the Village Green encourage visitors to spend time rather than complete one quick errand.
Designed to grow The destination can open with its core care-and-hospitality building and expand as demand, leasing and financing support additional phases.

Phased Development

Built to open as a destination—then grow.
BUILDING B + THE PHASE 1 SITE FRAMEWORK Open as a destination from day one.
Building B stablishes the care-and-hospitality anchor while the Village Green, both dog parks, primary parking and circulation, pedestrian connections, landscaping and backbone site infrastructure establish the Commons around it. Future Building A and C areas remain finished landscaped lawns until later phases advance.

The Phase 1 Approach

Designed to feel complete from day one.
Phase 1 establishes the permanent site framework from the beginning. Future building areas initially become landscaped lawns and flexible gathering spaces—allowing the destination to feel intentional and complete while preserving room for future development.
